Blue-chip location: 25 Bayview Road, Seddon, 3011

In a leafy street tucked away just off Williamstown Road, this Edwardian abode embodies the prized aesthetics of Seddon and is within strolling distance of the cafe culture for which the suburb is renowned.

On a corner block, the house looks very pretty on the street, with its relatively uncommon preservation of terracotta roof tiles, chimney pots and finials getting a big tick.

Beyond nostalgic gardens, entry to the house is to a hallway with original Baltic pine floorboards underfoot and a rosette on a high ceiling.

Bedrooms each side are identically appointed with a cast-iron fireplace and surround, built-in robe, Axminster carpet and lace and mid-blue drapes at windows.

One of the bedrooms has en suite access to a large two-way bathroom which has a corner spa, a lovely high-set leadlight window and a timber vanity beneath mirrored storage.

The floorboards continue in the living domain where stepped cornices, deep skirts and another fireplace keep the Edwardian features front and centre.

The kitchen, with a high servery bench, has a corner pantry and Linea stainless-steel wall oven and a gas cooktop.

Next door, there’s a powder room and a laundry with work bench and cupboards. This is the section of the house that, with a little clever imagination, could be rejigged to create a third bedroom.

French doors open to a covered deck, next to which is a brick-paved utility area and a spot to park a car from side gates in Lawrence Street.

Ducted heating and cooling, a wall gas furnace and alarm are included.

The property is four minutes by car to St Augustine’s and Yarraville West primary schools, while Gamon and Charles streets are replete with cafes just a five-minute walk away.

Melbourne CBD can be reached via a few routes within 20 minutes – it’s just 8.5 kilometres away.
