Footscray unit sales and prices hit a new high

Footscray has recorded the biggest turnover in flats and highest jump in median unit price in the city of Maribyrnong, according to figures released by the Victorian Valuer-General’s office.

Footscray’s median unit price rose to $398,800 last December quarter, up 10.8 per cent from $360,000 in the 2012 December quarter.

The suburb also recorded the highest number of unit sales in the municipality, with 223 changing hands last year.

Spotswood recorded the biggest median unit price rise in Hobsons Bay, jumping 116.7 per cent from $240,000 to $520,000. But the figures could be skewed by the relatively small number of sales – 21 last year.

Altona’s median price rose 7.6 per cent, from $432,800 to $465,500.

The Valuer-General’s report showed that Altona was Hobsons Bay’s most popular suburb for unit sales – recording 133 last year.

West Footscray experienced the biggest fall in median unit price in the city of Maribyrnong, dropping 27.6 per cent, from $462,500 to $335,500.

South Kingsville recorded Hobsons Bay’s biggest decline, down 10 per cent from $400,000 to $360,000.

Seddon fell 15.9 per cent ($475,500 to $400,000), Kingsville 13.2 per cent ($370,000 to $321,000), and Laverton 6.5 per cent ($305,500 to $285,500).

Three suburbs each dropped 4.4 per cent – Brooklyn ($408,000 to $390,000), Yarraville ($481,000 to $460,000) and Williamstown ($627,500 to $600,000).

The suburb of Maribyrnong showed a marginal 1 per cent decline ($400,000 to $396,000) and Altona Meadows dropped 0.4 per cent ($341,300 to $340,000).

Median unit prices rose 7.2 per cent in Braybrook ($356,000 to $381,500), 6 per cent in Newport ($502,500 to $532,500), 3.4 per cent in Maidstone ($415,000 to $429,000) and 2.1 per cent in Altona North ($492, 000 to $502,500).
