Williamstown median house price passes million dollar mark

Williamstown has recorded the highest growth in median house price across Hobsons Bay, according to new figures released by the Victorian Valuer-General’s office.

The suburb joined the million dollar list last December quarter, with median prices rising 17.3 per cent from $862,500 in the 2012 December quarter to $1.012 million.

Maidstone recorded the biggest price growth in the city of Maribyrnong, climbing 27.3 per cent from $479,000 to $610,000.

The second-highest growth suburb in Hobsons Bay was Newport, up 15.2 per cent from $635,000 to $720,000. It also emerged as the suburb with the most houses sold in the city, with 233 sales recorded last year.

Spotswood was the only Hobsons Bay suburb to drop in median value, down 5.8 per cent from $743,000 to $700,000, while Williamstown North was static at $680,000.

Altona North’s median house price jumped 10.6 per cent from $495,000 to $547,5000, while Seaholme was up 9 per cent ($610,000 to $665,000).

Seabrook’s median price increased 6.1 per cent ($410,000 to $435,000), Laverton rose 4.7 per cent ($320,000 to $335,100), Altona was up 3.7 per cent ($570,000 to $591,000) and Altona Meadows 2.6 per cent ($380,000 to $390,000). South Kingsville recorded growth of .9 per cent ($743,000 to $750,000).

Yarraville, which climbed 7.5 per cent from $660,500 to $710,000, recorded Maribyrnong’s highest turnover, with 239 house sales last year. Bray brook’s median price increased 14.6 per cent from $392,500 to $450,000.

Footscray recorded 1.8 per cent growth from $580,000 to $590,300, while data for Tottenham was not available.

Across Melbourne’s west, Point Cook was the suburb with the most houses sold last year, with 596 sales recorded.
