Next door, there’s a powder room and a laundry with work bench and cupboards. This is the section of the house that, with a little clever imagination, could be rejigged to create a third bedroom.

French doors open to a covered deck, next to which is a brick-paved utility area and a spot to park a car from side gates in Lawrence Street.

Ducted heating and cooling, a wall gas furnace and alarm are included.

The property is four minutes by car to St Augustine’s and Yarraville West primary schools, while Gamon and Charles streets are replete with cafes just a five-minute walk away.

Melbourne CBD can be reached via a few routes within 20 minutes – it’s just 8.5 kilometres away.
