Dress circle address: 3 Mill Lane, Williamstown, 3016

There’s very good reason that this address is acknowledged as one of Williamstown’s finest.

It has unimpeded vistas of the green expanses of Sadler Reserve flowing down to the beach and the blue of the bay – and they can be soaked up every day from various vantages.

Let’s start on the third floor, where two large, robed and carpeted bedrooms perch under the roofline’s angled ceilings.

One, with a desk and shelves as well, has plantation shutter-clad french doors to a rear balcony, while the main has the same but with those bay views from the front.

It also has an en suite with spa and dual basins set in a stone vanity.

The first floor is entirely devoted to the main living area. The carpeted sitting area has a gas log fire and sliders (with plantation shutters) to another balcony with those views, while the dining zone sits under a void admitting streams of light.

The kitchen, with a waterfall stone island bench and walk-in pantry, has all the mod-cons and, just around the corner, a clever little stone-topped wet bar serving the dining area.

Entry level reveals two more fitted bedrooms, one with french doors to a glass-balustraded terrace (with the views). A smart bathroom, powder room and laundry are also here.

A rumpus room, with a wall of cabinetry with sink, is the perfect link to a shade sail-sheltered deck with an integrated spa. Privacy walls and natural stonework enhance the lovely retreat feel out here.

Multiple split-systems, white-on-white palette, grey carpets and strong architectural lines further enhance the enviable property.

Treats keep coming, in the guise of a rear-accessed remote-controlled double garage, above which is a loft bedroom with large walk-in robe and a bathroom.

Williamstown Beach train station is a five-minute saunter away, as are the botanic gardens, while sought-after Williamstown High School is an eight-minute walk.
