Pad for all seasons: 49A Graham Street, Newport 3015

The asymmetrical pitched roof and mix of materials used by the architects gives this one the look of a hip pad, and it pops up right near Newport Lakes Reserve, a 10-minute meander away.

49A Graham Street, Newport 3015

This bush sanctuary in suburbia is fab for young families and retirees who might want to make 49a Graham Street their home. It has leafy pathways, barbecue area, a huge lake (with a stepping-stone bridge) and lots of birdlife, as well as an off-leash dog park.

The residence, less than a year old, is decked out in a grey/white/charcoal palette – ubiquitous, yes, but that’s because it works in Melbourne’s hot summers, always looks fresh and feels calming. Square-set cornices on 2.7-metre ceilings, and matte engineered oak floorboards continue the contemporary look.

There are three carpeted and fitted bedrooms, the street-facing main with a dual-basin en suite. The other two are across the way from a powder room, and a shared bathroom with a freestanding tub.

A walk-through living room behind the front door could take the role of a study, but whatever the case, it provides a little separation from the rear family-dining space and kitchen.

The latter has an amazing amount of storage, with seamless white upper cupboards and pot drawers below, as well as a walk-in pantry. A stone-topped island bench for four, an appealing splashback, a dishwasher and 900mm underbench oven and gas cooktop are also here.

A discreet cupboard laundry is in the dining zone, while a large glass sliding door from the sitting area reveals a deck with north-westerly aspect for plenty of sun. It juts into the spacious lawn that’s rimmed with nascent plantings in defined beds.

The property also has ducted heating, refrigerated cooling, a water tank, and a garage with internal access – and there’s driveway parking for two cars.
