Suburban splendour: 37 Ballarat Street, Yarraville, 3013

Nestled between period properties and literally in the heart of the inner-west’s lifestyle crown – Yarraville – this three-bedroom residence is perfectly styled and maintained, ready for those who want to be in the centre of it all.

The early Federation-style facade, with its multi-gabled pavilion roofline and inviting front deck, would have most believing it was, in fact, an original Federation-era build.

It is not. Built by the founder of Harkaway Homes as his city residence, no expense was spared in the fit-out. It was recently renovated to reflect a more contemporary style, the result being a comfortable and stylish inner-city residence with nothing left to be done.

Three metre-high ceilings instantly create a sense of space.

The hallway on entry has hardwood floors.

Here, two archways lead to a sitting room to the right and the L-shaped living room to the left.

Plush wool pile feels soft underfoot as you walk through rooms flooded with light.

Dado timber panelling in the main rooms looks chic.

Three carpeted bedrooms have built-in robes, the main bedroom with a walk-in robe with sensor light plus an en suite.

The main bathroom has a bath and separate shower.

Walk down a small hall with multi-door storage to the living zone. Windows featuring lead light and solid, exposed timber frames are tasteful choices.

There is a dedicated study space with hardwood flooring off from the main living room that looks out to restaurants across the street.

The kitchen and meals area is large, bright and high-spec with hardwood floorboards. White Ceasarstone benchtops sit atop white cabinetry and there is a 900mm Smeg oven with gas cooktop.

A full butler’s pantry with sensor lighting is a great addition. Here the fridge and all appliances fit easily, keeping things neat and tidy.

French doors open to the courtyard with brick paving, doubling as off-street parking for two cars.

From here, it’s a two-minute stroll to the Sun Theatre and all flavours that Yarraville eateries offer.
