In a short leafy street, with vast Donald McLean Reserve (dogs off leash) at the end, this engaging Victorian is in a brilliant lifestyle locale – and it’s also just 12 minutes over West Gate to Southbank.

Mind you, the car can be left at home because Spotswood station, within a five-minute saunter, has frequent trains to the city. And treats at eateries, such as well-regarded Candied Bakery and Duchess of Spotswood, are just as close. Even Spotswood Primary School, should kids be in the mix, is five minutes by foot.

The shared bathroom, towards the rear, is bright and contemporary, with a bowl basin, walk-in shower and a spa tub.

Right at the back, the toilet and a storeroom flank a laundry area.

Out back, brick paving extends under a gabled pergola to virtually cover the yard which, with high walls, has a courtyard vibe. Plantings are dotted about in islands of pebbles, and a screened shed occupies a corner.
