My Business: Developing a sustainable and inclusive lifestyle

Joel Wertheimer knows first-hand the difficulties that can be faced when someone with a disability needs a well-designed, affordable home to own. It was the same when he worked in the health and aged care sector in the role of property manager for more than 15 years.

It was this experience that helped set the course for some of the decision-making in Joel’s latest venture, Real Prop Group, a property investment, development and syndication company.

The company has substantial experience in delivering multi-residential, aged care and retirement and mixed use developments, with a particular focus on “living, leisure, ageing and working”.

“We’re interested in developing for a better society,” Joel explains. “We’re passionate about what we do and consistently aim for sustainability and inclusion in all our projects.

“To that end, our latest project, 21Victoria in Footscray, will have six to 10 – depending on demand – of the 27 apartments earmarked for people with a disability or who want to downsize.

“The entire building is designed for ease of navigation, with no steps or trip hazards, and bathrooms are purpose-designed for an easy fitout of rails when needed. Even the cooktops in top-notch kitchens are induction to enhance safety.

“We liaise closely with the supported disability sector to provide inclusionary housing. It’s a real focus. The remaining apartments are perfect for first-home buyers as they’re affordable, and fantastic for downsizers who want a quality home they can remain in as long as possible.”

The 21Victoria five-storey apartment building, with its striking contemporary blend of glass, timber, metal and concrete, offers one, two and three-bedroom apartments. Prices start at $370,000, with sizes from 58-130 square metres.

Every apartment has a balcony or terrace, while a rooftop communal terrace with pergola and barbecue is a top spot for taking in city lights with friends in tow. Secure parking is in the basement, as are storage cages.

Residents will have all that cosmopolitan Footscray has to offer right on the doorstep.
