A government-owned patch of dirt with a mobile phone tower on it is being auctioned this month in Footscray.
Measuring just 43.9 square metres, the site at 6 Whitehall Street is leased to wireless infrastucture group Axicom, which signed a 20 year lease in 2010.
The rent is $70,917 per year with annual increases of 6 per cent.
Selling agent Teska Carson director George Takis said it was a rare tenanted investment.
“It is an excellent opportunity to purchase a rare investment property,” he said.
The listing describes the sale as a “rare opportunity to acquire an outstanding investment with solid income growth and rental paid annually in advance”.
The auction is scheduled to happen onsite at 11am on Thursday, April 29.
