An industrial parcel of land in South Kingsville is set to be rezoned for residential development up to six storeys high.
Hobsons Bay council is seeking community feedback on the proposed rezoning of what’s known as Precinct 16 West.
The site, set back from Blackshaws Road, is bounded by Stephenson Street in the east, Sutton Street in the west and the railway line in the north.
It includes land at 5-7 Sutton Street, 9-9A Sutton Street and 41-59 Stephenson Street.
It is situated near Precinct 15, the former Don Smallgoods site at Altona North that will be developed into 3000 dwellings for about 7000 people.
The rezoning of Precinct 16 West would allow residential development of three storeys across most of the site and six storeys in the north-eastern corner.
The council is applying conditions that any soil contamination must be cleaned up before development can occur.
It will mandate a five per cent public open space contribution from developers and seek to have 10 per cent of development allocated for social and affordable housing.
If the council’s rezoning amendment is approved, the council will have the power to approve future development on the site without community consultation.
Two drop-in sessions on the proposed rezoning will be held at Newport Community Hub on on August 12 and 14.
